Commercial Leasing For Thai Businesses?

As the title of this video suggests, we are discussing commercial leasing in the context of a Thai Business. Yeah this is actually one of those issues that I don't think most foreign nationals know is quite as pressing as it really is if you're looking especially to get set up in some kind of retail business over here be it a bar and grill, or restaurant, even a shop. This actually is an issue as it regards to Cannabis businesses here in Thailand.
Again you want to set up a shop to sell your wares, you are going to need a commercial lease and you are going to want a commercial lease that is strong, quite honestly. You're going to want one that is written correctly and it confers the rights it confers correctly for you to go ahead and utilize that piece of property for the duration of time that you wish to utilize it for. So something to think about just generally. Then on top of that, issues pertaining to least renewal can be something of a point of consternation when you're trying to deal with landlords over here especially as the commercial real estate sector in certain sectors is actually seeing heavy demand. As I've discussed in other videos, Thailand actually is quite fortunate insofar as it's one of the few jurisdictions that in my opinion is not going to be dealing with this commercial real estate sort of, I hesitate to call it collapse, but there is definitely a recalibration of demand associated with commercial real estate space in other jurisdictions that in my opinion doesn't really exist here in Thailand.
In fact I think there's going to be strong demand moving forward for commercial real estate space and that is just one more reason why you want to have all your ducks in a row with regard to having your lease set up here in the Kingdom of Thailand.
