US-Thai Treaty of Amity Confers Right to Land?

As the title of this video suggests, we are discussing US-Thai Treaty of Amity. For those who are unaware, the Treaty of Amity is a bilateral Treaty between the United States and the Kingdom of Thailand which confers many benefits on American citizens looking to do business here in Thailand. Most notably, companies which are American owned in Thailand can gain national treatment via Certification under the US-Thai Treaty of Amity and therefore, it basically results in Americans can own their companies 100% here in Thailand, notwithstanding the provisions of the Foreign Business Act. That said, it needs to be understood that the Treaty of Amity is not all inclusive. There are limitations to the scope of the Treaty Amity.
I thought of making this video after reading a recent article from the Chiang Rai Times, that is chiangraitimes.com, the article is titled: Thailand Targets Nominee Property Deals, Foreign Buyers Face Rising Legal Risk in 2026. Quoting directly: "Treaty-based rights: Nationals from certain countries, such as the United States under the US-Thailand Treaty of Amity, may receive limited added rights. Still, those rights rarely override the main restrictions on land ownership." Now it is not “rarely”. If you actually read the provisions of the US-Thai Treaty of Amity, land ownership and land trading, anything associated with development of land or real estate in Thailand is restricted. So it's not permitted to even an Amity Company to be able to own land; we have discussed this in detail in other videos.
But yeah, notwithstanding all the benefits that are conferred by the US-Thai Treaty of Amity on Americans doing business here in Thailand, the right to own land through one of those companies is not one of those benefits.
