Are There Extra Thai Taxes for "Flipping" Properties?

As the title of this video suggests, we are discussing extra, if you will, Thai taxes associated with "flipping" of Thai properties. For example this could be condos, real estate anything really. If it sells, the long story short is yes there may be excessive taxes or additional taxes associated with sort of capital gains, basically tax liability on the conveyancing of a given piece of property if that conveyancing has occurred within a relatively brief period of time.

There is kind of a "hot money" if you will sort of rule, it is specifically called the Specific Business Tax but it is kind of a "hot money", it is kind of designed to mitigate so-called "hot money" coming into the Thai Real Estate market, investing and then flipping and then moving along, and yeah, there are more taxes associated with that. If you have been living in a place for a prolonged period of time, years, generally speaking more than a couple, two three years and you are looking to sell it, you are probably not going to have a major issue. But, if you have not been staying in a given piece of real estate for a very long time or you have invested in it for investment purposes, it is probably a good idea to contact a legal professional and a tax professional, accountants in Thailand, in order to gain some insight and guidance regarding the liabilities associated with that and you may want to either structure the transaction or deal with the timing of the transaction in such a way so as to best mitigate any excessive tax liability here in the Kingdom of Thailand.
