Banking and Buying a Thai Condo in 2026?

As the title of this video suggests, we are discussing banking and condo purchases here in Thailand. For those who are unaware, there have been a number of pieces of banking news this past year; there have been a number of developments. Unfortunately Thailand, for whatever reason seems to have fallen under at least some degree of sway of the so-called OECD and we have now seen all of this really in my opinion negative banking actions being taken: freezing accounts, wanting people to come in and do Biometrics, wanting people to come in and align their phone number to their bank account, all of this sort of nonsense. It's really disconcerting to anybody that just believes in sort of basic notions of freedom and privacy, and privacy in one's business dealings and transactions and just being able to bank without everybody looking over one's shoulder; I mean it's pretty ridiculous. But that being said, we're discussing this in the context of Thai condominiums and purchasing Thai condos.

A question often posed to me throughout this past year has had to do with tax and banking implications associated with condo ownership, or purchasing condos. 

Look at the end of the day, any analysis is going to be dependent on the underlying facts in a given case. But long story short, yeah, I could see there being more banking issues going into 2026. 

For those who are unaware, the Thai Condominium Act allows foreign nationals to own condos notwithstanding the restriction on foreign nationals owning standard real estate in Thailand, so long as the condominium comports with the provisions of the Thai Condominium Act, and one of the provisions associated with that requires wiring in money from abroad to one's bank account on shore here in Thailand. Based on rule changes that occurred, not rule changes, but a memorandum that was promulgated in 2023 pertaining to tax, we saw changes come in 2024 and now in 2025 where wiring money into Thailand there could be tax ramifications depending on the underlying facts otherwise in your case. Meanwhile with all these developments going on, with all this hassle associated with banking, yes, the requirement associated with offshore money coming in to buy a Thai condo, that requirement could prove somewhat cumbersome for those who are looking to buy a Thai Condo here in the Kingdom of Thailand in 2026.
