Chinese Are Top Condo Purchasers in Thailand?

As the title of this video suggests, we are discussing condo purchases in Thailand. There has been some recent data that has come down the pike that has shown that it looks like the Chinese are the number one nationality, foreign nationality purchasing condos in Thailand.

A recent article from the Bangkok Post, that is bangkokpost.com, the article is titled: Chinese spent B15 bn on Thai condos from January to August, presumably of 2022. Quoting directly and I urge those who are watching this video, check out that article in detail, a lot of information in there. Quoting directly: "Chinese buyers topped the table of foreign condominium purchasers in Thailand, buying up 15 billion Baht worth of property in the first eight months of this year." Quoting further: "Over the first eight months of 2022, 58,078 units worth a total of 151 billion Baht were transferred to buyers. 10% of the buyers were foreigners, booking 5,800 units worth a combined $30 billion baht, with Chinese buyers making up 50% of the total, she (and she being Suphin Mechuchep, Chairwoman of Jones Lang LaSalle (Thailand)) said at a property seminar held at a Bangkok hotel on Thursday." 

So interesting that of the foreign purchasers in Thailand, Chinese Nationals seem to be sort of the top purchasers, the nationality that is purchasing the most number of condos as foreigners in Thailand. Now notice, I thought it was interesting, foreigners only made up 10% of the total buyers, of all condo buyers. So again the Thai domestic market for condominiums is rather robust if you really look at it. 

Now for those who are unaware, it is possible for a foreign national to own a condo in Thailand freehold which is substantially different than the restrictions on land holdings by foreigners in Thailand. So yes, it is possible for a foreign national to have the actual title deed to their own condo in Thailand maintaining freehold title. It is possible also to get what is called a yellow Tabian Baan, a Yellow House Book which can come in kind of handy as a piece of documentation and can also lead someone to be able to get what is called a pink ID card. It's like a Thai ID card except it's pink, it's for foreigners. It can be useful for ID purposes in lieu of one's passport. So again there's some concomitant or follow on benefits associated with owning or purchasing a condo here in the Kingdom of Thailand.
