As the title of this video suggests, we are discussing leases in Thailand, specifically commercial leases. The reason I am making this video, in the past 18 months, we have definitely seen the economy in Thailand suffer greatly. I have especially seen this and noticed this in the retail sector as well as obviously food and beverage, especially with bars and restaurants being effectively closed, well closed or effectively truncated in their ability for example to serve alcohol. It has had a tremendous negative impact on many SMEs here in Thailand. The upshot has been there frankly are a lot of good bargains with respect to like retail commercial space here in Thailand. In some cases they there may be opportunities to buy but in other cases there is oftentimes opportunities to get really good deals with respect to leases in a commercial context. 

Now a couple of things to keep in mind, duration of leases is key, it is critical with respect to enforceability so ascertaining whether or not the duration of the lease that you are looking to obtain could be legally enforced for the entirety of the lease itself is really important. It will depend on for example whether it is a registered lease; you are going to have that lease formalized with respect to the Chanote or whether it may be multiple leases depending on the circumstances and whether or not that is formalized correctly in a legal sense. 

The reason for this video more to the point, yes there are bargains out there but it is probably a good idea to do your due diligence; ascertain as much as you can about the property and get at least a basic working understanding of the legal formalities here in Thailand with respect to leases. We have got a number of videos on this channel regarding leases specifically or contact a legal professional, gain some insight and guidance into how best to proceed.
