Condos in Bangkok: BTS Proximity as a Factor in Pricing

As the title of this video suggests, we are discussing condos in Bangkok, condominiums. For those who are unaware, foreign nationals can own condos in Thailand. They can buy them in freehold; they can own the title to them; they can have the title deed. This is a major benefit tor foreign nationals because they can't own any other type of real estate here in Thailand so condos can be a real boon from a legal standpoint as far as rights one has in their property. 

Now what we are talking about in this video specifically has been a phenomenon I have witnessed roughly the last 15 years I have been here. Now when I first came into Bangkok, started living here, the BTS was already built so the Sky Train already existed. There was a Silom Line and a Sukhumvit Line; it was far more truncated than it is now. At the time, both the Silom and Sukhumvit lines were pretty short. When I was here, I lived in Onnut the first year and Onnut was the end of the line. Now Onnut that is not considered really on the outskirts at all, the far end of that goes all the way out to Samrong I think and that is way out there. I think it's all the way down to Samutprakarn now which is a whole other province from Bangkok proper. 

So again, this BTS phenomenon is a relatively new thing. Condos that have proximity to a BTS stop, even if it's a BTS stop farther out of the city, they do have a premium when it comes to pricing and one of the big reasons for that is even though that BTS stop may be quite a ways out of the city, if you can literally just walk down from your condo, or get in your elevator, go down eight floors, walk out of the elevator and walk right onto the BTS, right on to the Sky Train, there's value in that. Even if you live a fair amount away from like the city centre it's pretty darn convenient. I have rented in that kind of way before where I just had instant access to the BTS, it was nice. That being said, that comes at a premium and oftentimes when we see condo conveyancing done here in Bangkok, if they have a proximity or if that condo unit is directly attached to a BTS stop or for that matter more and more the MRT, the underground, but more we have found because the way the Sky Train is set up just physically, it seems to have more of an impact on pricing with condos on the BTS than the MRT. Now that will probably change over time, for now it is more acute for those condos that are on the BTS Corridor. 

But the thing to take away from this video is to simply understand, yeah there is a premium associated with having a condo which basically sits exactly on an exit or a stop on the BTS.
