Foreign Condo Purchases Rise in Thailand?

As the title of this video suggests, we are discussing foreigner purchases of condos in Thailand. I'll just jump in here. I thought of making this video after reading a recent article from the Bangkok Post, bangkokpost.com, the article is titled: Thai Property Market rebound. Quoting directly: "Regarding condo transfers by foreign buyers, last year there were 14,800 units transferred, up 2.2% from the previous year with a total value of 60.9 billion Baht." Quoting further: "Foreign buyers accounted for 14.7% of the total condo transfers last year and 25% of the total value." So yeah, foreign influence if you will, on the Thai Condo market is substantial and it does have an impact on the overall market and it does appear that year on year, foreign purchases of condos have gone up. 

For those who are unaware, it is possible for a foreign national to purchase real estate, specifically condos in Thailand, notwithstanding the restrictions on foreign nationals owning land specifically, but other types of real estate here in Thailand. It is possible per the provisions of the Thai Condominium Act to purchase a condo in Thailand as a foreign national, in so-called Freehold or what we would call in the Common Law American vernacular, Fee Simple Absolute, what's called Chanote Title in Thai, again, what we think of in terms of ownership; title to the actual real estate, to the actual condo unit itself. That is possible under the Act here in Thailand. The Act does specify certain formalities that must be maintained in order to be able to obtain freehold title of a condo. 

Going through the steps that are necessary in order to meet those formalities can be somewhat cumbersome. For those who feel like they may be a bit overwhelmed by the process, it may not be a terrible idea to contact a legal professional, gain some insight and guidance into how best to proceed.
