The Importance Of Original Documentation In Thai Property Conveyancing

As the title of this video suggests, we are discussing Thai property purchases or conveyancing, conveyancing is kind of more of a British term, for buying and selling of property basically, Thai Property transfers. 

So, I thought of making this video after reading a recent article from the Pattaya Mail, that is pattayamail.com. I am going to quote a small excerpt from this; I urge those who are watching this video, go check out that article in detail. Quoting directly: Thai lawyers at Pattaya City Expat Club, is the title of the article. Quoting directly: "When buying or investing in property, members are advised to insist on seeing the originals of documents, such as the chanote or ownership proof, and not reply," (I think they meant "rely",) " and not rely on copies." Yeah, good advice there. That's good information.

Yeah, at the end of the day you don't want to rely on copies of documentation when you are making a condo, well condo transfer, property transfer of some kind; it might be a property transfer associated with a Thai loved one. If you are involved in something like that, yes you want to see the original documentation. In fact, you want to get the original documentation in hand. For example, if you buy a freehold condo here in Thailand, you want your title deed; you want your Chanote title, Freehold title, what we call Fee Simple Absolute in the American Common Law context is referred to as Chanote Title here in Thailand or Freehold title. It means you have the unfettered right of ownership associated with that piece of property. 

So, the thing to take away from this video and to understand just in general is that yeah, at the end of the day if you are making or involved in some kind of conveyancing, some kind of property transfer that is going on, you want to see the original documents associated with the underlying property.
