"One Rai for Residential Purposes" for Foreigners in Thailand?

As the title of this video suggests, we are discussing the possibility of one rai for residential purposes in Thailand, residential use.
Before I jump into this, I've had some folks contact us saying, "hey, we really appreciate what you do on the channel. We've also got hamburgers, cheeseburgers, chilli dogs, we've got hot dogs, we've got buffalo wings, we've got chicken wings, we've got tacos, we've got grilled cheese sandwiches, we have Coke in glass bottles, we've got adult beverages as well. Now let's jump in here about the notion of one rai for residential purposes. I discussed this before let's just go through it now. I thought of making this video after reading a recent article from the Bangkok Post, bangkokpost.com, the article is titled: Nominee structures thrust into spotlight. Quoting directly: "Thailand previously introduced schemes allowing foreigners investing at least 40 million baht in approved assets to own up to one rai for residential purposes." Yeah, they did, and it was rejected. Quoting further: "However, Mr. Surachet said this mechanism has rarely been used due to complicated procedures and Cabinet approval requirements." Yeah, because it wasn't approved as a matter of law. Again foreigners are precluded from owning property in Thailand, without basically the sign off of the Minister of Interior himself which is presently also the Prime Minister. I believe that has happened eight times since 2000, and we are sitting here in 2026.
I don't know what the deal is sometimes with the Bangkok Post, but they seem to put this stuff out there as if, "well it's possible but”, no it's not; I did the videos at the time. That whole thing came about when they were coming up in the proto-phases of the LTR. The then Interior Minister Anupong sort of threw that on the table. I made videos critical of it. If I recall correctly. Mr. Jatuporn out there, he made videos critical of it, and a lot of people had a real problem with it and ultimately it was mothballed, so that's basically where that sits. Now I know there are people out there that will say, "well but there's this". Yeah okay, if you can get it done, I would love to see the evidence of an actual foreigner with their name on title deed to land. Because again, the only way to get that done is if the Interior Minister signs off on it. So yeah, although it may be fair to say, due to complicated procedures and Cabinet approval requirements, well yeah it always requires Cabinet level approval for a foreigner to own land; again the Interior Minister has to sign off on it.
As a practical matter, for all practical purposes, no, it is not possible for foreigners to own up to one rai of land for residential purposes at this time, here in the Kingdom of Thailand.
