As the title of this video suggests, we are discussing professional inspection before purchasing a Thai condo. What are we talking about here? Well it is an inspection. It is basically somebody who goes through and looks at for example the plumbing, the pipes; looks at the structure itself. When we see this in a conveyancing context, we usually see like most things here made out of concrete. You will see if there is a crack they will come and put a sticker on it so you are aware that okay there is a crack right there. Various things, but basically an inspection to make sure that for the most part there are no major issues with respect to the structure. 

So again in certain circumstances this is almost pro-forma that we have seen it. Folks will have one of these inspections, the person will come and it will be fine. In some circumstances though there are major issues that may come up. It is always a good idea to have one of these done to make sure that there are no unforeseen problems with a particular condominium. They may have a look around the common areas a little bit. Part of the due diligence associated with conveyancing is kind of getting a look at the Juristic Person, make sure everything is on the up and up there.

So again, professional inspection though it is not really legal inspection, it is a professional. Somebody that comes in make sure that it is habitable; it is a habitable condo. I definitely think it is a good idea. It is part of general due diligence that should be undertaken before undertaking a conveyancing of a condo here in Thailand.
