Real Estate Agents in Thailand Are Not Always Lawyers

As the title of this video suggests, we are discussing Real Estate Agents here in Thailand. This is not a video to cast any aspersions at Real Estate Agents here in Thailand but something we sometimes see when we see foreign nationals who get into a bind here, into a tricky situation with respect to a property deal, I oftentimes find that it is because they presumed that a Real Estate Agent was a lawyer. In some cases, that Real Estate Agent may have allowed that presumption to occur knowingly. In fact they may have affirmatively contributed to that presumption or actively contributed to that presumption insofar as they may have held themselves out to be a lawyer and they weren't.

The point I am trying to make is Real Estate Agents have a very vital function in the Property Market which is they get property for sale. They get the word out and they also assist folks in facilitating a transaction but they are not lawyers. Now sometimes you may have a Real Estate Agent that is a lawyer and if you ascertain their credentials and you are comfortable with that individual that is up to you. We oftentimes find that in situations where someone has had a real problem with a real estate transaction, sometimes you will see the situation where they thought that person was a lawyer or they thought they were dealing with somebody that could just handle everything and in point of fact that wasn't the case. In really egregious situations there may be matters involving fraud etc. 

For this reason, those who are looking to go ahead and purchase property here in Thailand, it may not be a terrible idea to contact a legal professional, gain some insight and guidance into how best to proceed.
