As the title of this video suggests, we are discussing rental of condos in Thailand. To be clear, I am not talking about this from the standpoint of someone who is looking to rent a condo and act as a tenant. We are talking about someone who is looking to act as a landlord for a condo in Thailand, so a little bit different. 

There are a lot of concerns that may pop up with respect to those who are wanting to rent out the condo that they own in Thailand even for those who are foreign nationals, in fact, I would say in some cases especially for those who are foreign nationals. One thing to keep in mind, there are certain tax obligations associated with rental of condos in Thailand or just rental of any kind of property in Thailand and the income derived therefrom may be subject to certain tax consequences. That may be something to discuss with legal professional as getting that dealt with or failure to deal with that can result in some penalties and problems.

The other thing to keep in mind with respect to renting is leases. The provisions of a lease can be especially nettlesome shall we say in the event that there becomes a conflict between landlord and tenant. Oftentimes where we see landlord-tenant issues, the provisions of the lease end up becoming really, really important. So having a well drafted lease to rent out your Thai condo is a really good idea just across the board especially where, and this doesn't happen too often, but we do see it happen where a foreign landlord may be renting to a Thai and there may be discrepancies or miscommunication regarding translation or language issues. 

For this reason it may be a good idea to contact a legal professional to gain some insight and guidance especially someone who is well versed in Thai Law and can also provide insight in the English language.
