Take Your Time Looking for Thai Property
Transcript of the above video:
As the title of this video suggests, we are discussing “Take your time when looking to buy Thai Property”. I did kind of a similar video on condos but what we are talking about here is things like maybe even buying, leasing, long-term leasing etc., take a minute.
The reason I am saying this right now I think it is very pertinent right now here at the end of the first quarter of 2020. Look there are a lot of bargains out there and the other thing is salespeople, their job is to get you eager about buying, that is what they do. A lot of people, it is really interesting because I think somebody sitting around on their computer right now watching this video or on their phone or whatever, they can say like “Of course, yes of course”. Well yes we can all say that in the quiet of our own reflection period but when you are in the moment; many people come to Thailand and they are overwhelmed by it. It is a great place to be, it is a beautiful country etc. and they sort of say, "Ooh this is nice. I really want this. I really want to be here”, whatever and they get whipped up into a frenzy and then they kind of get into "dealitis". They want to close that deal on that piece of property when if they would look around, there is comparable properties far, far less expensive, more of a bargain or maybe a better deal. They may be getting more rights associated with whatever property they are looking at or they may be getting more square footage, more space, square meters out here in Thailand, I always have to remember the metric system. They may be getting excited about something that may not be the greatest deal in the world and they just get kind of whipped up about it. I see this from time to time, in fact I think people kind of get I won't say angry, perturbed at me or they kind of shirk me, sort of blow me off because it is my job to be kind of hard-nosed and say, "do you really need that?" I mean I am l not here to completely trash a deal but if I see a client is in a situation that is not really to their advantage, I am going to say something.
So the thing to take away from this video is there is a lot of property in Thailand. This is a buyer's market right now most assuredly. So if you are looking to come out here and make a purchase of a piece of property, real estate, whatever it is, just make sure you are being as prudent as you can and try and stay calm and not get over eager.
