The Thai Condo Market: Looking Ahead at 2021

Transcript of the above video:

As the title of this video suggests, we are discussing the Thai condominium market. We are looking ahead at 2021 and this is a video, an opinion piece I guess.

This is a good year in my opinion. If you are looking to buy a condo in Thailand I think this is definitely a buyer's market. There has been a lot of new inventory that has come online. On top of that, unfortunately demand is overall pretty low. Because of COVID folks can't get into the country or I should say more difficult compared to times past. Presumably this won't last forever. Perhaps it is always "darkest before the dawn" is a good colloquialism to bring up.

Long story short is the Thai Condo Market I think is a buyer's market. If you are looking to buy a Thai Condo and bear in mind, foreign nationals are allowed freehold ownership of Thai condominiums. They can own a title, a Chanote freehold title to a Thai condo as opposed to having to lease it like under certain circumstances with land etc. There is nothing associated, no requirement with respect to it being 51/49 Thai or something like this. Foreigners can own Thai Condos.

Now there are rules under the Thai Condominium Act wherein the overall Juristic Person, the overall complex needs to be 51% Thai ownership but again in this current market, I hesitate to say there is a glut but there is definitely a large amount of inventory and demand unfortunately is much lower than it usually is. On top of that travel is rather difficult so you know it is a buyer's market.

For those who are looking to purchase a condo in Thailand, this may not be a terrible time to be looking at it as I suspect there are a lot of bargains out there.
