Thai Land & Property Incentives for Foreigners Not Yet "Clear"?

As the title of this video suggests, we are discussing the fact that it has yet to be made clear certain property incentives associated with some of the new proposals that have been associated with attracting "High net worth individuals" to Thailand, wealthy retirees, digital Nomads etc. 

A recent article from ASEAN BRIEFING, that is aseanbriefing.com, the article is titled: Thailand Issues New Incentives to Attract Foreign Investors, Professionals and Retirees. As we have discussed in other videos, this has been approved in principle. We have yet to actually see how this is going to be implemented from a policy and regulatory perspective so we have yet to actually see how the rubber is going to hit the road on this but I thought this was interesting. Quoting directly under Land and Property: "The incentives will be overseen by Thailand's Office of National Economic and Social Development Council. They will be in place for five fiscal years from 2022 to 2026 at which point Authorities will evaluate their performance and decide whether to extend them. Potential applicants should know that while the Thai Government l has confirmed incentives in these areas, details in some areas such as land and property, have not yet been made clear." Well we have done some other videos on this topic and as we noted in one video, we quoted an excerpt from an article from Thai PBS World where a Government Spokesperson, someone in the Government, specifically commented that "land ownership of any kind for foreign nationals was not going to be a possibility." 

What we have often seen is discussion of extremely long-term leases like 90 or 99-year leases. We have also seen discussion on possible changes with respect to foreign ownership quotas within Condominium Juristic Persons. That has been the most concrete things we have been seeing that have been discussed currently with respect to these sort of proposed incentives under this new scheme. 

Now exactly how this plays out really does remain to be seen so we will certainly keep you updated on this channel as the situation evolves.
