Things Looking Up for Thai Real Estate Sector?

As the title of this video suggests, it looks like things are heading in a positive direction for the Thai real estate sector. I thought of making this video after reading a recent article from the Bangkok Post, bangkokpost.com, the article is titled: Thai Property Market rebounds. Quoting directly: "The domestic housing market has already passed its trough, with supply and demand moving towards a more balanced level, says a property researcher. Narongpol Prapanirin, Senior Executive Vice President for marketing business at REIC, said residential property transfers in the 4th quarter of 2025 increased by 5.7% from the third quarter in terms of units, and by 9.3% in value. Newly approved housing loans in the fourth quarter rose by 1.3% from the previous quarter." Quoting further: "The fourth quarter of 2025 reflected clear signs of recovery in Thailand's real estate sector, and he said the domestic property market had passed its nadir."

Yeah, I think that this is in line with a lot of things I've been talking about here recently. My reasons for being optimistic about where Thailand is headed especially, with this election stuff in the aftermath, and I know there are a lot of people going around talking about "well, there is concern from the Election Commission and things." Frankly I think if they put on another election, they'll just basically get roughly the same result that they got in the last one. So I don't think it matters one way or the other, and frankly, I don't think ultimately that the past election is going to be deemed legally void. But again remains to be seen. 

However, I really liked seeing the last election if for no other reason than a litmus test of just sort of what the electorate is overall thinking, and frankly they are pretty much; were on the same frequency if you will as I thought they would be basically, and that is everybody is kind of ready to just move on and stop being in this feedback loop politically, and start seeing the economy, and doing business, making money, and I think that now this is evidenced even now in the real estate sector. We saw the stock market boom about a couple of weeks back now because there was a lot of foreign interest in the Thai market; I think we are going to see more of that. I think that's going to be a continuing through line if you will in terms of a trend moving forward.

And again, those who are unaware, most real estate in Thailand i.e. land, is restricted from foreign ownership. As I've discussed in other videos it is possible for foreigners to own condos in Thailand. It may also be possible through other legal means to enjoy property in Thailand without necessarily owning property, for example Usufructs allow for lifetime usage; I often call them something akin to a life estate here in Thailand. Meanwhile there are things like 30-year leasing that can be done. In very narrow circumstances, maybe a corporation can be beneficial especially for an ongoing business concern that may want to have certain real estate interests; again there are narrow circumstances where that may work for Real Estate purposes. But that said, there are options here in Thailand, and clearly the real estate market here in Thailand is on its way up.
