The New Safe Haven: Thai Gold, Property, Businesses?

Transcript of the above video:

As the title of this video suggests, we are discussing what I can only describe, as what has been in my personal life, essentially safe havens and in these times we are living in, interesting times as the Chinese would say, to say the least, especially with these things going on in the Middle East, and just generally speaking, all the upheaval going on domestically in the United States, especially surrounding allegations pertaining to all sorts of problems at the very highest of levels, things look to be in a state of flux; I would say that's a fair statement to make. And the reason for this video is for those who are expats out here in Thailand, it might be time to think about things from a slightly different angle, or for those who are looking to be expats out here, I think it might be time to be looking at things from a different angle.

Now to be clear, this isn't any kind of financial advice but as the title of this video suggests, in terms of like a safe haven - something that you can get something out of and also be relatively safe in the knowledge that your capital is being preserved - I like Thai gold a lot. I like property, I like businesses here in Thailand. All three of those things have their own benefits, their own drawbacks and things like that. Obviously, when you are running a business, there's risk involved with that. There's the possibility of too much overhead, too little cash flow, problems associated with that. But property is fairly straightforward, gold is fairly straightforward insofar as if you just want to stick some money somewhere.

Also with property for example here in Thailand, it is possible for foreign nationals to own a condominium pursuant to the provisions of the Thai Condominium Act of 1991 which do allow foreigners to claim Freehold - that's in sort of the Australian or British parlance, Fee Simple Absolute title in the more American vernacular - pertaining to property title deeds or what's called in Thai, Chanote Title, which again it's what people think of when they think of property ownership title. It's title, it's Freehold Title, you can own the condo. And I've heard people say all kinds of things, good, bad, indifferent, about condos in Thailand. Again, it comes down to location and a number of other factors. I've never regretted investing in condominiums in Thailand and I still don't, or property generally speaking. Now I'm in a slightly different position, I'm Thai, so land ownership isn't an issue as it is for most foreigners. But again, I can't think of any place I would rather own property especially as I live here in Thailand.

That said, between the three of these things, and for example, a business for a foreigner can yield things like Work Permits and Business Visas associated with just the business itself and can put one on track for things like Permanent Residence and Citizenship. So businesses, property, Thai gold as I have discussed in other videos - Thai gold has its own unique weight and measure which allows it some degree if you will of insulation from the vicissitudes of the international economy and the international gold market - so I think that there's another sort of check mark in its favour.

Again, this is not financial advice, I'm just talking purely about my own opinion based on the things that I've done in my own investing and in my own personal financial portfolio. Yeah, Thai gold, property, owning one's own business here in Thailand, to my mind those are, especially now, looking to be some of the more safe haven assets that one could find, not only in Thailand but worldwide.
