Condo Financing For Foreigners in Thailand?

As the title of this video suggests, we are discussing condo financing in Thailand. For those who are unaware, notwithstanding the restrictions on foreign nationals being able to own standard real estate, i.e. land here in Thailand it is possible for a foreign national to own a condo in Freehold Title, what we would call Fee Simple Absolute in the American Common Law tradition, what is oftentimes called Freehold title in I believe Australia they tend to call it that; here in Thailand it is called Chanote Title so it is basically a title deed wherein you hold freehold or free simple absolute title in terms of that deed.

I thought of making this video after reading a recent article from the Bangkok Post, that is bangkokpost.com, the article is titled: Condo ruling could affect financing. This is from the Bangkok Post, bangkokpost.com, quoting directly: "The Ashton Asoke case, in which the Condo was ordered to have its construction permit revoked, will have an impact on property developers who depend on issuing debt instruments and securing loans for funding, as lenders are becoming more hesitant, according to developers. Mr. Thongchai (and this is Thongchai Busrapan, co-chief executive of Noble Development), quoting directly: "Mr. Thongchai said this case has affected the entire Thai property sector because the project is a collaboration between a Thai developer and a foreign investor."

So as we have discussed in other videos on this channel, there are different ways that condo purchases are oftentimes financed especially when it comes to foreign nationals here in Thailand. As we have discussed in other videos, there may be mortgage options but bear in mind those mortgage options may not be as conducive to the buyer as would be in for example Western jurisdictions. Oftentimes you are going to see a much higher amount of down payment that needs to be put down when you are dealing with financing here in Thailand regarding condos. That is definitely something to keep in mind for those who are looking to buy into this market. Meanwhile, I think that this article and I urge those who are watching this video to go read it for yourselves, this article is very insightful in terms of the issue of so-called off-plan condos where you may buy something and you purchase it off-plan while it is being built and then it is concluded and okay you have got your title or whatever, or maybe not, depending on whether or not all of the reviews have been done in terms of zoning etc. and you may find yourself having problems because you bought into something that ultimately doesn't have all of its ducks in a row and then that may have an impact on you, the individual, and your own property holding within that given development. Again this is a primary reason why due diligence is a good idea with regard to any type of property purchase here in Thailand. For those who feel overwhelmed by all of this or get kind of confused by it, it's not a terrible idea to contact a legal professional, gain some insight and guidance into how best to proceed.
