Condo Issues in Thailand in 2023
Transcript of the above video:
As the title of this video suggests, we are positing the question will there be any issues with respect to ownership of condos in 2023? We are kind of closing out 2022 here. I like to do some videos where we kind of look at what we are going into in the next year. Now sometimes these videos aren't overly useful. If you would have watched my videos from 2019 talking about 2020 they would have been completely useless for that forthcoming year because of what happened at the end of quarter one of 2020 with the shutdown and the Emergency Decree and everything.
Now that said, just some general information regarding condos here in Thailand. For those who are unaware, foreign nationals are allowed to gain what is called Freehold title or what is called Fee Simple Absolute in the kind of more American Common Law tradition, basically title, that's ownership title of a condo. It is possible to have ownership of a condo even though one is a foreign national and despite the restrictions on foreign real estate ownership in Thailand, foreigners can own condos. Again things like financing can be a bit tricky although there may be options, it's going to depend. I suspect going into 2023 it's going to remain something of a buyer's market with regard to condominiums but more and more going up all the time. There are a number of investors, most notably it is my understanding from Northeast Asia and China who are looking to buy condos here in Thailand. So there's a lot going on in sort of the Thai condo space if you will.
But something to keep in mind, no I don't think we are going to see major changes to foreign ownership laws regarding condos coming to affect in Thailand in 2023.
