"Developers Are Focusing on Clearing Unsold" Thai Condos?

As the title of this video suggests, we are discussing condos here in Thailand. For those who are unaware, foreign nationals are restricted from owning certain types of real estate here in Thailand most notably land. Foreigners are precluded from owning land in Thailand except under very narrow circumstances which as a practical matter are all but impossible for somebody who is looking to like buy a house or something over here. As a practical matter, you have to factor in that foreigners basically cannot own land.
That said, as discussed in other videos, there may be other options like long-term leases as well as Usufruct (or use Usufruct, depending on how you want to pronounce that) basically lifetime usage of property. That said, one other major exceptions for foreigners is they can hold condo title in Freehold, or what we would call Fee Simple Absolute in an American Common Law vernacular, what they call Chanote Title here in Thailand.
Now interestingly enough, it would appear this is something of a buyer's market here in Thailand. I thought of making this video after reading a recent article in the Bangkok Post, bangkokpost.com, the article is titled: No condo market recovery until 2027. Quoting directly: "Developers are focusing on clearing unsold inventory, particularly completed projects ready for transfer. Tens of thousands of these unsold units remain in the market nationwide with a combined value exceeding 100 billion Baht. So yeah, as you can see, there is something of a glut at the moment in the condo market. If you are looking to buy, this is kind of a good time to be looking I would say; it is very much a buyer's market. You can probably find a number of deals out there, especially in new developments, and that's something to think of as well.
For those who are unaware, yeah again, you can own your condo out right but more importantly, this is a time where you may be able to get in and get a really good deal on a condominium here in the Kingdom of Thailand.
