DTV Visas, Bank Accounts, and Thai Condos?
Transcript of the above video:
As the title of this video suggests, we are discussing the DTV Visa. I know my personal opinions on the DTV are not overly popular in some circles, but that being said, there are objective truths about the DTV that are not really controversial, and one of them is DTV Visa holders are restricted from having bank accounts here in Thailand, and the reason being is they are not supposed to be working here. Again that was part of the rubric for when they were created; I don't want to go down a rabbit hole of all of that for obvious reasons.
This video is more to explain some issues that could come into play if somebody did want to own a condo here. Visas come up because the bank sees copies of your visa when they are doing banking paperwork. One of the requirements associated with condo purchase in Thailand, especially for a foreigner under the Condominium Act, which does allow foreigners to own real estate in Thailand specifically as long as it comports with the framework of the Thai Condominium Act, I think it was in the '90s they passed the revised version. That's that being said, yes foreigners can own condos, but one of the requirements is you have to wire in the money and prove you wired it in, basically is one of the prerequisites to be able to get Freehold Title. That's what we would call sort of in the Common Law vernacular, Fee Simple Absolute; in the Civil Law vernacular here in Thailand they call that Chanote Title. I know the Westminster crew, they tend to call that Freehold Title. So again, depending on how you want to look at it, but yeah, it's ownership of the property, possible to have with a condo but you've got to make a bank wire transaction to move the money into Thailand and you have got to prove it came from you as the foreigner who wishes to gain that title.
Again banking is restricted to DTV holders because again it was all created under this "nomad" rubric which is all very vague. And I get it. I'm not trying to cut through the vagueness to hurt you folks that are using it. I bring it up for exactly this reason. It was a poorly designed visa. Whatever they do to anybody, if they change the system, whatever they change it into, let's put people into something if they are complying with the rules; I agree with that. But that being said, this is just one of the things that people are going to have a problem with on the DTV and I'm trying to point it out, you can't get a bank account, therefore you may have problems buying a condo which then circles back to if it's underlying even good for Thailand if you have got a visa where people can't buy condos. That's another good idea. How do we rectify this all out?
Again, it probably is going to shake out over the course of 2026, and we will certainly be keeping you updated on this channel as the situation evolves.
