Earthquake Dents Confidence in Thai Real Estate?

As the title of this video suggests, we are discussing earthquake denting the confidence in the Thai real estate market. I thought of making this video after reading a recent article from the Bangkok Post, bangkokpost.com, the article is titled: Chinese condo purchases likely depressed this year. Quoting directly: "Condo transfers from Chinese buyers in Thailand are expected to remain at less than 40% of foreign transfers for the second consecutive year, as tourism from the nation softens and the recent earthquake dents confidence according to Krung Thai Compass, the research centre under Krung Thai Bank."
Well first off, people have never had an earthquake before? I mean this whole, “we have dented confidence”. So now Thailand has to sit around and what? Do we have to go through like some kind of rain dance to ward off earthquakes so people will be more confident in investing in the Thai real estate sector? Quoting further: "In 2024, condo transfers for Chinese buyers accounted for 39% of total International transfers, marking the first time in five years the figure dropped below 40%. The share of condo transfers from Chinese buyers was 61% in 2020, then fell to 58% in 2021 and 49% in 2022."
What I would like to know is what are the overall absolute numbers of foreign purchases of condos totally? And again, I urge those who are watching this video, go check out the Bangkok Post, bangkokpost.com, but my gut tells me that look purchases are probably up overall over the past 5 years if for no other reason than we didn't see a lot of people buying a lot of condos between 2020 and 2022. So that alone, I mean '24 and '25 have to be orders of magnitude above those numbers. So again, going back here where they were 61% in 2020 - of what overall number? Again okay, they may be a lower percentage of total purchases by foreigners, but total foreign purchases may be up overall, so that's one thing to think about. That being said, yeah, I could see where the earthquake to some extent may put a dent in some confidence. That being said, things are fine here. I mean my condo survived; other people are doing fine. Yes, one building had a problem. I do believe though that had Chinese involvement with the construction. That said, I'm not fully up to speed with regard to all of that.
That being stated, those who are looking to purchase real estate, frankly I don't see where the earthquake has really substantively changed the analysis regarding that issue. So those can feel a bit overwhelmed by these topics, it may not be a terrible idea to contact a legal professional, gain some insight and guidance into how best to proceed.
