Foreign Currency Bank Accounts And Condo Purchase In Thailand?

As the title of this video suggests, we are discussing so-called foreign currency bank accounts. As we have discussed in other videos it is possible in Thailand to set up a Bank Account that is denominated in a foreign currency. I have discussed in other videos how the exchange rate fluctuations and things of this nature can cause an expat especially, to say to themselves, "look I want to keep a certain amount of my money denominated in a foreign currency in a Bank Account here in Thailand", we have discussed that at length. That said, the purpose and the thrust of this video discusses foreign currency Bank Accounts in the context of Thai condo transfer. 

As we have discussed in other videos it is possible for Americans, excuse me not just Americans, foreign nationals to own a Thai Condo with "Freehold Title "or in the American context Fee Simple Absolute title; basically you can own your condo notwithstanding the restrictions on foreign real estate ownership here in Thailand. There is a specific Act, the Thai Condominium Act, which allows for again foreign ownership of Thai condos. That said, there are a number of formalities associated with obtaining foreign Freehold Title; one aspect of those formalities is banking and bringing money in from abroad in order to obtain Freehold Title. Proving this up can be a rather complex endeavour and it may not be optimal to use a foreign currency Bank Account. 

Long story short, again don't mean to sound like a broken record, prevailing facts will have some impact on the overall process of completing a Thai Condo transfer but with regard to foreign currency bank accounts they may not be overly optimal. For those that get kind of overwhelmed by all of this and need assistance with the condo transfer process, it may not be a terrible idea to contact a legal professional, gain some insight and guidance into how best to proceed.
