How Many Thai Condos Can a Foreigner Own?

As the title of this video suggests, we are asking the question, how many condos can a foreign national own in Thailand? For those who are unaware, it is restricted for foreign nationals to own land in Thailand. Foreign nationals cannot own what is traditionally considered standard real estate, land basically. Now there may be some ways in which foreign nationals can enjoy the usage of land in Thailand for example things like usufructs, long-term leases but as far as actual ownership, no that is not possible in Thailand due to the restrictions on foreign national ownership of land here in the Kingdom.
That said, there is an exception for certain types of real estate and one of the main ones being the exception for Thai Condos. Pursuant to the Thai Condominium Act, it is possible for a foreign national to own their Thai Condo in Freehold. That means what we would call in the American Common Law tradition fee simple absolute, basically Freehold title; you have a deed, you have a title deed to your condo unit. Now the question posed is how many can you own? And the reason the question came up, there was a recent comment on our channel, and I will just quote it here real quick: "Hi Ben, please advise, how many condos can foreigners own?" Well the answer to that is as many as you legally want to basically. So again "legally" is kind of the operative term there. The Thai Condominium Act stipulates that foreign nationals can only own up to 49% of the total basically units in a given condominium complex, what is called a Juristic Person. This is kind of a term, it is sort of the corporate entity that sort of maintains an overall condominium operation.
Long story short, the thing to take away from this video is yeah, foreign nationals can own more than one Thai Condo sure as long as it complies with the Thai Condominium Act, it comes in under the quota, a foreign national can own multiple condos, no problem at all. That is not an issue, I think I have done videos on this in the past but yes it is possible for foreign nationals to own more than one condo provided it falls within compliance of the Thai Condominium Act, it is possible to own more than one condo here in the Kingdom of Thailand.
