Issues Pertaining to "Safety of Condo Residents" in Thailand?

As the title of this video suggests, we are discussing, well we are discussing safety concerns inside of Thai condominium units. For those who are unaware, yes, it is a restriction in Thailand, foreign nationals cannot land, but there is a special dispensation carved out in the Thai Condominium Act that does allow foreign nationals to take Freehold Title to certain types of condominiums here in Thailand. As we have discussed in other videos, there is a foreign quota; there are rules regarding this, but you can own it in what is sometimes referred to in the Westminster vernacular of law as Freehold Title, what we refer to in the American vernacular often as Fee Simple Absolute, here in Thailand it's called a Chanote Title - that's sort of the highest grade of title you can have to a given piece of property. It allows for alienation, it allows for you to live on it, whatever but it's akin to Fee Simple Absolute; it is possible for foreigners effectively to own condos here in Thailand. 

That said, I thought of making this video after reading a recent article from the Pattaya Mail, pattayamail.com, the article is titled: Safety of condo residents in Pattaya - A growing concern amid rapid development. Quoting directly: "Pattaya, known for its vibrant tourism industry and bustling nightlife, is also home to a significant number of condo residents. As the city's popularity continues to rise, so does the demand for residential properties, particularly high-rise condominiums. While these condos offer modern amenities, ocean views and a convenient lifestyle, the safety of residents is becoming an increasingly important issue." Yeah unfortunately because of "foreigners behaving badly" it seems like. 

I discussed this in another video made contemporaneously with this one where we were talking about the fact that some foreign national went on a "bottomless" I would note, bottomless, had no pants on, rampage running around some condo wielding a knife. These are problems. As they get into in that article and I urge folks who are watching this video, go read that article in detail, they go through in a bullet point by bullet point, section by section, Security in a Thai condo, things like water, electricity, common areas, cleaning - all of that kind of stuff - these are all things that I would say you need to look at in your own personal due diligence when you are looking at buying a condo. As we have discussed in other videos, we handle due diligence here making sure the title is in order, making sure that conveyancing is done correctly, but you have to do your own personal due diligence in many instances in order to ascertain whether or not the place that you are living or wanting to live is up to your standards. Now what those standards are are going to depend on each person. But that said, those who are looking for assistance in doing the due diligence with regard to condo purchase, it may not be a terrible idea to contact a legal professional, gain some insight and guidance into how best to proceed.
