Possible Changes to Thai Condo Law in 2025?
Transcript of the above video:
As the title of this video suggests, we are discussing Thai condos. There has been a lot of talk here recently about possible changes to Thai Condo Law so I thought I would make this video on the possibility that we may see changes to the Thai Condo Law in 2025.
As we have discussed in other videos, there has been a lot of talk since this newest Government, this latest Government has come in to power, the so-called core coalition party of this current government is talking a lot about "oh we want to go ahead and up the quota associated with foreign ownership of condos." Now this is rather controversial; I've discussed this in other videos. Mr. Jatuporn, who is a long time red-shirt has come out and said he finds it rather problematic, the notion of going over the 49/51 quota for foreigners versus Thais in a given condo. There has also been a lot of consternation in other quarters, but the fact remains, there is a proposal to change the quota rules associated with condos here in Thailand.
For those who are unaware, foreign nationals can own a condo in Thailand in Freehold or with Fee Simple Absolute title, what we would call Chanote Title here in Thailand. So you own the actual property; it's ownership; it's title to the property. It is possible for a foreigner to gain title to property notwithstanding restrictions on foreigners owning real estate in Thailand under the Thai Condominium Act. And there is talk of changing the provisions of the Act to allow more foreign ownership in a given complex.
Whether that happens remains to be seen, but we will certainly keep you updated on this channel as the situation evolves.
