"Thai Condominium Unit Sales to Myanmar Nationals" Triple?

As the title of this video suggests, we're discussing condos in Thailand. For those who are unaware - and we have discussed this in other videos - it is possible for foreign nationals to buy condominiums here in Thailand notwithstanding the restrictions on foreign nationals owning Thai real estate, specifically land, but there are restrictions on Thai Real estate ownership for foreigners. There is an exception to those restrictions under the Thai Condominium Act to allow foreigners Freehold Title of Thai condos, so that's like Fee Simple Absolute Title, Freehold in the Australian sort of vernacular, in the Westminster law vernacular, what the Thais call Chanote Title, again Fee Simple Absolute, you own your condo, it is possible for foreigners to own condos. And it seems that folks from Myanmar are availing themselves of this. 

I thought of making this video after reading a recent article from the Straits Times, that is straitstimes.com, the article is titled: Conflict in Myanmar sparks surge in Thai property purchases. Quoting directly: "Buyers from Myanmar have been snapping up condominiums in Bangkok and other parts of Thailand as they look to move money out of an economy battered by Civil War. Quoting further: "Thai Condominium unit sales to Myanmar nationals in the first nine months of 2024, tripled from the same period in 2023, according to the Real Estate Information Centre (REIC) making them the second largest group of foreign buyers after those from China." That is a really big statement there. I mean the fact that now Myanmar nationals are the second nationality in terms of most condos purchased in Thailand, that says a lot. That said, quoting further: "Whenever there is conflict in other countries, foreigners turn to Thailand looking for peace,” REIC acting Director-general Kamonpop Veerapala told reporters this week."

Yeah I think that's a fair point. That said, they are also a good investment long-term - my opinion. Again, if you are from Myanmar, you live in this area, you could base yourself in Thailand as the unfortunate events that are playing out over there, play out. Then hopefully one day when there are sunnier skies and things are more calmed down, you can go back. So, I can definitely see why people would want to invest in the Thai Condo market here. 

Again as noted, it is possible for foreign nationals to own a condominium here in Thailand and for those who are looking to purchase a condo in Thailand, it may not be a terrible idea to contact a legal professional, gain some insight and guidance into how best to proceed.
