Thai Condos: Cost Factors Many People Overlook

As the title of this video suggests, we are discussing the Thai condo system and sort of the things folks overlook when they are looking at buying a condo. What are we talking about when we are talking about things that people overlook? Well expenses, primarily. We are talking about ongoing expenses here. 

One thing to keep in mind when you buy a Thai Condo, you are going to be dealing with what are called common area fees. This is what the Juristic Person or the Company that manages the condo charges the owners of each of the units for maintaining the common areas: things like swimming pools, cleaning the hallways, just general maintenance and then sometimes major things come down and this is something that is harder to foresee and factor in. Sometimes major things like elevator replacement gets added on to things that need to be done within a given condo and the costs associated with that have to be borne by everyone and you are going to end up dealing with that probably in some kind of a special meeting lump sum payment that you have just got to pay part and parcel of being in the condo. 

The other thing people don't think about when thinking about buying a condo in Thailand is cleaning it, especially for folks who may just use it seasonally or half the year and then half off. Cleaning can be a major issue too as getting somebody in there at least once a month to just clean the place and make sure everything looks decent in working order. Kind of one of the reasons a lot of folks opt to rent their condos to other people, especially when they are not in Thailand especially where it is a seasonal type of condo, it is something that they bought to use on a holiday basis. A lot of those folks will go ahead and kind of either have friends use it periodically or maybe even rent it out depending on the circumstances of that given situation.

So long story short though and the thing to keep in mind when watching this video and the reason for the video is yeah there are a lot of things that when you are buying a condo one doesn't really think about, that is going to be an ongoing sort of caring cost associated with owning that particular piece of property here in the Kingdom of Thailand.
