Can a Foreigner Get a Mortgage in Thailand?

As the title of this video suggests, we are discussing mortgages for foreign nationals in Thailand. Let me be clear, and just as a preface, I'm going to do some disambiguation here. This is not a video about registering a mortgage on a piece of property if you and your Thai spouse are buying one. I have discussed in other videos how a foreign spouse may use a mortgage on a Thai property to secure their monetary interest in a piece of property they may purchase with a Thai significant other. That's not what this video is about.
What this video is about, is talking about foreigners who want to get a mortgage to buy, oftentimes it's going to be a Thai condo. Why is it going to be a Thai condo? Because one of the only pieces of property that a foreign national can own out right in Thailand in terms of real estate is a condo pursuant to the Thai Condominium Act. As we have discussed in other videos, there are certain formalities associated with Thai condominium ownership; there are quotas associated with ownership - 49/51 of the whole premises - as well as other restrictions including you have to bring in foreign capital and the documentation associated with that. But the question posed here is: "Is it possible to get a mortgage? Can I get some kind of financial instrument in order to buy a Thai condo?" In some instances yes. As usual it's going to be based on the underlying facts in the given case, but yes there may be facilities out there, credit facilities out there, that are willing to lend a foreign national money in order to purchase a condo here in the Kingdom of Thailand.
Real estate can be an extremely fraught endeavour if you will for a foreign national or foreign nationals here in Thailand. Those who are looking to purchase real estate be it a condo, be it some other type of real estate, there are all types of examples, some sort of structure. As we have discussed in many of our videos on this channel, it is rather difficult for a foreign national to own land specifically in Thailand but even then, depending on the situation or the facts in a given case, there may be some sort of legal structure that can get someone just as many rights or effectively give them the type of enjoyment or control over a piece of Thai property that they otherwise want.
So the reason I am making this quick little bumper here, is to tell people, look at the end of the day you are probably going to need legal assistance in doing the due diligence. It is probably not a terrible idea to contact a legal professional, gain some insight and guidance into how best to proceed.
