"Former Red -Shirt Leader" Opposes Thai Plan For Foreign Property Title?
Transcript of the above video:
As the title of this video suggests, we are discussing a former red shirt leader and recent discussions of changes to Thai Property Law. I thought of making this video after reading a recent article from the Bangkok Post, bangkokpost.com, the article is titled: Jatuporn calls for protest next month. Quoting directly: "Former red shirt leader, Jatuporn Prompan is calling for a protest next month to oppose a number of government initiatives such as increasing the cap on foreign ownership in condominiums to 75% and 99-year land leases for foreigners, which he said would benefit only the country's elite." Quoting further: quote "If his plans get implemented without any opposition, Thailand would lose its independence because condominiums in Thailand could be entirely owned by foreigners -- 75% through legal ownership and 25% through nominees." Unquote, Mr Jatuporn said.
Yeah look it's always an issue here in Thailand when talking about land rights, when talking about real estate and property rights. Thai folks can be very, Thais jealously guard their national sovereignty and jealously guard their prerogatives with regard to property and real estate ownership within this jurisdiction. It's just a fact. I've said it before and I'll say it again, I think maybe sometimes the West can more take a page from Thailand's book on this topic because again if you allow too much foreign ownership, especially of land, that can become very problematic for the people in a given country.
Now whether or not this concern is warranted in light of condominiums or in the context of condominiums I'm not so sure, but that being said it's worth noting and whether or not these changes actually come to pass will definitely be influenced by internal sort of political consideration. So it's something to bear in mind for those who are looking to possibly invest in the Thai real estate sector in the relatively foreseeable future.
