How Easy Is It for a Foreigner to Get a Thai Mortgage?

As the title of this video suggests, we are discussing the prospects of a mortgage for a foreigner in Thailand. I get this question rather frequently. People will basically ask me "Hey, how do I get a mortgage on a piece of property in Thailand?"

As a foreigner, I will say it is not the same as a Thai. You are not probably going to get the same terms; the level of down payment is probably going to be higher; there could be stipulations on it. It is just more difficult quite frankly to get a mortgage as a foreign national in Thailand compared to a Thai National. That is not to say it is impossible. There are certain financial institutions that will do that. The other thing to keep in mind is if you are a foreign national in Thailand there is only certain types of real estate you are going to be able to buy in freehold. That is with a Chanote title, that is what we would call Fee Simple in the American context, but a title deed; just get a deed to own it out right. You are only going to be able to do that with condos.

So as we have discussed in many other videos the Thai Condominium Act allows foreigners to own condos at least as of this time, it has to be 49% or less of an entire condo complex but it does allow foreigners to own condos in freehold in Thailand. So in most contexts where you are going to see mortgages play out with respect to foreigners is when they are purchasing a condo here in the Kingdom of Thailand.
