Thai Government Upgrading "Land Boundary Mapping System"?
Transcript of the above video:
As the title of this videos suggests we are discussing, apparently they are upgrading the land boundary mapping system. So what are we talking about here?
I thought of making this video after reading a recent article from the Bangkok Post, bangkokpost.com, the article is titled: Cabinet approves budget for Land Management. Quoting directly: "The second project involves upgrading the integrated state land boundary mapping system (One Map System) with a budget of 30 million Baht. Most of this will go toward operational expenses, including per diems, accommodation rentals, and vehicle hire.”
So for those who are unaware, Thailand, if you have what is called Chanote title to land, which is the highest form of title in Thailand - what we would call Fee Simple Absolute or Freehold Title in other jurisdictions - if you have that type of Title here in Thailand, there is literally a laser drawn map of your land; it's in the abstract of the title deed itself. It is really highly sophisticated for Chanote title, and folks who see it, it's like wow, they have like the whole shape; it's like perfect. They have got all the dimensions and everything. It looks like they are upgrading that system. And for those who don't know, foreign nationals, although precluded from owning land in Thailand, can avail themselves of certain instruments including leaseholds. You can get 30-year leases in Thailand for usage of land for up to 30 years in Thailand notwithstanding restrictions on foreign usage of land. Also, it is possible to get what's called a usufruct - the Europeans call it an Usufruct - basically lifetime usage of land, sort of like a lifetime lease if you will. We would maybe call that a life estate in an American real estate context.
The thing to take away from this video and understand is land usage, again obviously goes with Title Deeds but it can also go with leases and usufructs. The fundamental thing that it comes down to is mapping the boundaries of the land, knowing where your boundaries are. I would imagine that this upgrade will probably benefit those who have property title here in Thailand. How exactly this place out remains to be seen, but we will certainly keep you updated on this channel as the situation evolves.
