Thai Real Estate Title: Nor Sor 3 Gor

As the title of this video suggests, we are discussing Property title here in the Kingdom of Thailand. Specifically we are discussing the Not Sor 3 Gor and this is a property title, in a way Thai Property titles in many ways are very dissimilar from the American legal tradition pertaining to real estate as well as the Commonwealth or Common Law legal tradition.
The Nor Sor 3 Gor or the Nor Sor no. 3 Gor is a type of property title that sits in a sense, directly under if you want to call it, the Thai Chanote title or Thai Freehold title.
So the thing understand about this is it is different from Thai Chanote title in that Thai Chanote title confers Freehold title. It is the highest level of title you can get. Nor Sor 3 Gor is right beneath that and you can get Chanote title, you can convert if you will a Nor Sor 3 Gor title over to a Chanote title through a process whereby you deal with the Land Department to have that title converted. We have Thai attorneys here on staff. We deal with these property issues from time to time. We deal with a few of them a year generally speaking; more than a few I should say. The thing to take away from this video is a Nor Sor 3 Gor can be converted up into a Chanote.
What is the difference between a Nor Sor 3 Gor and a Nor Sor 3? The difference is the Nor Sor 3 Gor has been measured. It has had this laser sighting satellite measurement done in order to affirm the actual boundaries, the metes and bounds of the property, in order to have that Chanote title issued. This is different from the property title one degree lower than this which we get into another video which has not been measured and thereby does not confer the same level of certainty with respect to title and more importantly it cannot be converted directly over into a Chanote, into Freehold title.
So Nor Sor 3 Gor is a little bit different. It sits in the middle but it is possible to convert such a title deed over into Chanote Freehold title for those who wish to do so.
