Update on Longer Term Leases in Thailand

As the title of this video suggests, we are discussing longer-term leases here in Thailand. Presently under Thai Law as it sits, leases in Thailand can only be for a period of maxing out at 30 years in duration for a single lease. Now there was discussion some years back, it has been discussed a while now. We have done videos on this for a while but last year in 2021 this came back up. It was a discussion about changing the law to allow for 50-year leases as opposed to 30 year leases. 

I wanted to go ahead and do an update on this topic because in a recent article on the Bangkok Post this was discussed. That is bangkokpost.com, the article is titled: Long Stay Visa become sole enticement. Quoting directly: "But the Centre for Economic Situation Administration (CESA), chaired by Prime Minister Prayut Chan-O-Cha on January 21 decided to put the brakes on proposals to increase foreign ownership quotas for condominiums from 49% and expand property leasehold rights for foreigners from 30 years to 50 years." So it looks like they put the kibosh on that for now. That is not currently going to be an option permitted to foreign nationals here in Thailand anytime in the foreseeable future where you can have a 50 years opposed to a 30-year lease. So it looks like for now what we are dealing with, with respect to leasehold structures moving forward is going to be a 30-year lease scenario.
