Will Foreigners Be Able to Buy Land in 2025?

Transcript of the above video:

As the title of this video suggests, we are discussing the possibility of foreign land ownership here in Thailand in 2025. Now for those who think I am sort of cynically making this video, it's "oh you just need to make a video, and you're making it about changes in 2025 but it's a foregone conclusion we are not going to get this", never say that. We were sitting here in 2021, '22 and '23 when they seriously were talking about foreigners being able to own land. Now it was completely jettisoned; it was sort of thrown out, but it was discussed. Now do I think it's going to happen in 2025? Quite honestly, no, I don't think it's very likely we're going to see foreign land ownership here in Thailand for the exact reason that the Thais don't want foreigners owning land. It's fairly self-evident from the title of the country, it's Thai land that's how they view it.

Now again as we have discussed in other videos, foreigners can gain ownership in Freehold or Fee Simple Absolute or what we call here in Thailand a Chanote Title, a Freehold Title, you can actually buy condos but no, foreigners cannot own land here in Thailand. As I have discussed in other videos, don't listen to people that tell you, "oh you can use all of these chicanery type methodologies, a company that owns a company that owns this, that and the other thing and play shell games with sort of a colour of law structure". As I've discussed in other videos, they've raided law firms, they have raided accounting firms, they have raided all kinds of places that engage in that kind of activity. So, setting yourself up in some sort of corporate structure in order to own Thai land is not by any stretch of the imagination optimal.

That said, in conclusion for this video, do I think that they are going to allow foreigners to own land in Thailand in 2025? Not so much. That said, stay tuned as I have another video I am making contemporaneously with this one, where I discuss the possibility of the foreign quota for condos going away possibly, and I urge those who are watching this video, to check that one out as well.
