Will Thai Real Estate Law Change in 2025?

As the title of this video suggests we are discussing, well we are discussing the possibility of Thai Real Estate Law changing in the year 2025. I have discussed in another video that there has been a lot of talk about possibly changing Condominium Law's as it pertains to foreign nationals.
As we have discussed in other videos, it is possible for foreign nationals to own a condo in Thailand, notwithstanding the restrictions on foreign nationals being able to own real estate here, i.e. it is not possible for foreign nationals to own land in Thailand. Now I know there are exceptions to that but as a practical matter they are very discreet, they are few and far between and it's very, very rare to see an actual exception to that, and as a practical matter especially those coming new to Thailand in the past year, two especially, yeah, as a practical matter owning land is not a possibility.
So the question raised is is it possible we will see changes to the law? As regards condos, there's serious discussion on changing rules regarding the foreign and local quotas - the percentages of ownership - I have discussed that in other videos. That being said, with regard to real estate law specifically, I think it's highly, highly unlikely we will see any changes with regard to the possibility of foreigners being able to own land in Thailand in 2025. As we saw going back into 2021-2022 and even into 2023, there was some discussion of the possibility of foreigners being able to own land associated with major investment in Thailand, specifically in home real estate like owning one's own home, but it was ultimately thrown out because quite honestly there is a great deal of opposition here in Thailand to that. Quite frankly, locals here in Thailand do not like the idea of foreigners owning their land. So, I don't think it's likely that we will see major changes to that law in 2025.
That being said, as it regards condos we could see changes to those Laws. I think it's unlikely, but in any event, we will certainly be keeping you updated on this channel as the situation evolves.
