Condos in Thailand and Yellow House Registration Books?

As the title of this video suggests, we are discussing condominiums in Thailand and Yellow House Registration Books. What are we talking about when we say Yellow House Registration Books? Well a Yellow House Registration Book is much like its blue counterpart, but it is for foreigners. So what is its blue counterpart?
Well a Tabian Baan or House Registration Book is utilized here in Thailand in what I would call sort of an ongoing census. All Thais born in Thailand have their name entered in a House Registration Book. And that document is sort of the key document - even almost more so than one's Birth Certificate - it is the key identification document that later leads to things like issuance of a Thai ID card, later things like passports, later things associated with banking documentation, driving licenses. It is very, very fundamental. It's the integral document, ID document for all things that will eventually be Thai if you will, all things associated with your Thai identity.
So the thing to take away from this video and understand is that foreigners can get one of these but it's not a Blue House Registration Book. A Blue House Registration Book is reserved for Thai Nationals and Permanent Residents only. A Yellow House Registration Book - pursuant to the Civil Registration Act of 1991 - can be granted to a foreigner here in Thailand pursuant to the notion that, and oftentimes in the case where they own a condo, it's not only an exclusively for condo ownership, but as we have discussed in other videos, foreigners can own condos outright; they can gain what is called Freehold title in the sort of Westminster Law vernacular or what we would call Fee Simple Absolute title in the Common Law vernacular from America, they can have a title deed to a condo. They can own their own condo pursuant to the Thai Condominium Act. And once they own that and have the title deed, they can also avail themselves of being able to get a Yellow House Book pursuant to the Civil Registration Act of 1991.
So the thing to take away from this video is to understand that foreigners can own condos and they can also get a Yellow House Book and that Yellow House Book can act as a root, in the American Real Estate vernacular you often hear about Root Title. In this case this would be like a Root ID if you will which can lead to things like the issuance of a Pink ID or other types of things and it in and of itself acts as an ID document and can make things like banking a little bit easier here in the Kingdom of Thailand.
