"One-Year Long-Stay Visa" for Renting in Thailand?

As the title of this video suggests, we are discussing long-stay visas in conjunction with rental of property in Thailand. I thought of making this video after reading a recent article from the Bangkok Post, bangkokpost.com, the article is titled: Phuket up in arms on long-stay visa. Quoting directly: "According to the Immigration Bureau, since October 1, 2025, foreigners who bought a condo worth a minimum of 3 million Baht or rent housing for at least 85,000 Baht per person are eligible to apply for a one-year long-stay Visa." 

Now a couple of things here. As I've discussed in another video made contemporaneously with this one, when you hear "according to the Immigration Bureau" that is not a magic bullet necessarily. It's very dispositive as to overarching policy, but do not presume it is just a foregone conclusion as to one's ability to get any type of visa in Thailand. I've seen the Immigration Bureau, especially during COVID, say all kinds of things that were completely out of line with what was actually happening in a practical manner. I'm not saying dismiss it, that's not at all what I'm saying. I'm just saying look, we have been going through a lot here in Thailand. For those who aren't keeping track of the news and the background, the last year politically was tumultuous to say the least and a period of intense transition, also to say the least, and then we got over into this election which put many things behind us politically here in Thailand. But that being said, I think it's very possible in this new Parliament we could get a new Act regarding Immigration.

That said, as of the time of this video, yeah, it may be possible - again depending on other facts in an underlying case - yes it may be possible to get a one-year visa purely based on one's renting of property here in Thailand. Now that being said, again it's going to be based on a variety of different factors. Immigration processing is sometimes less than straightforward, even under the best of circumstances, so how exactly one gets into long-stay status based on rental will depend on the underlying facts in the giving case. 

Those who are a bit overwhelmed by all of this, it may not be a terrible idea to contact a legal professional, gain some insight and guidance into how best to proceed.
