A One-Year Visa for Foreigners Who Own Condos in Thailand?

As the title of this video suggests, we are discussing long-stay visas, one-year visas associated with condo ownership. I am going to go ahead and jump in here. I thought of making this video after reading a recent article from the Bangkok Post, bangkokpost.com, the article is titled: Phuket up in arms on Long Stay Visa. Quoting directly: "According to the Immigration Bureau, since October 1, 2025, foreigners who bought a condo worth a minimum of 3 million Baht or rent housing for at least 85,000 Baht per month are eligible to apply for a one-year long-stay Visa." 

Now a couple of things here. First of all, the long-stay Visa was actually created in COVID. It's sort of administered by this like private company; it's not exactly unlike the Elite Visa. The reason I bring that up is anybody that knows about Elite Visa policy over the past especially 5 years, will know that arbitrary and capricious could pretty accurately describe the way or the fluidity of changes in policies regarding the Elite Visa. Don't be surprised if we see the same thing associated with this so-called long-stay Visa. That being said, yes as of the time of this video, it does appear that it is possible under certain circumstances to obtain a one-year recurring Visa based on one's purchase of a condo. 

Now as you can read in the article cited, there is getting to be some backlash from locals on this, so exactly how this plays out remains to be seen. It's also important to point out, Thailand is going to see a new Parliament coming online - likely sometime after April or thereabouts - and at that point, look I remember thinking that it was not going to happen when the late, great Barry Kenyon down in Pattaya said that this new Parliament might pass a new Immigration Act which could change everything; I thought that was kind of unlikely. That being said, the more we are coming along up to this Parliament I think it's very, very possible. I especially think this is likely in light of the fact that there are just all these visas now. It's really crazy. It's like there is just a cacophony of visas out there or people talking about them I should say, a lot of people who don't know what they are talking about, but there are just a ton of them, and they all have different requirements; they all have different policies, different expirations, different expectations associated with them. It would not at all shock me if we saw a major streamlining through Parliamentary action regarding Immigration in Thailand. 

That being said, as of the time of this video, yeah it is possible to get a Visa based on ownership of a condo; needs to be 3 million or more, there are other requirements. For those who feel a bit overwhelmed about all of this, it may not be a terrible idea to contact a legal professional, gain some insight and guidance into how best to proceed.
