"Visas Are Fully Compliant with Thai Law"?

I made the title of this video this quote, "visas are fully compliant with Thai Law" because it is sort of an odd turn of phrase if you will; any Visa would presumably be in compliance with Thai Law, that's the way visas are issued. That's sort of why I thought it was sort of an odd turn of phrase and why I made it the title of the video.
That said, let's jump into this. I thought of making this video after reading a recent article from the Pattaya Mail, that is pattayamail.com, the article is titled: Rising crime prompts visa-free policy review impacting Pattaya's business and expat community. Under the sub-headline: Navigating the new era: the path forward - quoting directly: Pattaya is evolving from a nightlife destination into a sophisticated eastern economic hub." I don't disagree that it is evolving. The Eastern Economic Corridor as we've discussed in many videos is coming over the horizon; I think we are clearly seeing that being built up right now. But I've heard for years, decades almost, this idea that “whoa, the nightlife era in Pattaya is over." Look, that's like saying the gambling era of Vegas is over. I don't think we're ever going to lose the nightlife in Pattaya. That said, quoting further: "This transition requires a mature legal environment. While the current crackdowns and political rhetoric regarding visa restrictions may seem alarming, they represent a necessary correction.
- For businesses and foreign residents in Pattaya, the strategy forward is clear:
- Ensure all corporate structures, employment permits, and visas are fully compliant with Thai Law".
Yeah, again, as I said, I mean if you have a Visa, one would think that you went through due process. Now again, there are ways to sort of set up contrivances to get visas; there's pretext to get visas. We have seen crackdowns associated especially with things like the Education Visa, but for the most part, I mean if you've got a Visa, it means you have jumped through the hoops, legally speaking. That said, quoting further:
- Engage only with reputable, licensed legal and financial professionals.
- Recognize that a safer, well-regulated Pattaya is fundamentally better for business sustainability and property value." You know, maybe true.
That said, what does all this mean? What it means is we are seeing what can only be described as a crackdown with regard to Thai Immigration. We are seeing law enforcement professionals here in Thailand increasingly assiduous in their scrutiny of foreign nationals and what they are doing, and now they are doing extensive, very deep dives into corporate structures here in Thailand to basically ascertain that such structures are legitimate. They are looking at them from one standpoint being whether or not they are being utilized to basically allow foreign nationals to own land in Thailand in contravention with clear Thai Law. They are also looking at these in relation to work authorization; whether or not folks are coming to Thailand legally and engaging in employment activity legally, and whether or not they are in line with the restricted occupations and the parameters associated with restricted work by foreigners in Thailand.
The upshot of all of this, I think throughout the rest of the year, I think we can expect heightened scrutiny from Thai Immigration; I think probably going into 2027, the same can be said as well.
