Will There Be More Thai Yellow House Books Processed in 2026?

As the title of this video suggests, we are asking the question, will there be more Thai Yellow House Books processed in 2026? I think the answer to that question is a big resounding likely, Yes. What are we talking about here?
Well if you are unaware, I've done a number of videos on this over the years. Yellow House books. There is a system in Thailand called the Tabian Baan system that allows Thai Nationals to get into what's called their Blue Book. Now this is the root identity document for Thailand. If you're a child born in Thailand, the first document you get is your birth certificate and then quick as Mercury most of the time, your family will get you on to a House Book and from getting a House Book, that then leads to all the later docs you need to basically get around in Thailand if you will, including Thai ID Card, so the House Book is extremely important.
Now in 1991, through the Civil Registration Act of the same year, Thai Parliament implemented a law which stipulated that it was possible for foreign nationals to be put in a House Book, and they created a Yellow House Book to allow for that. That arguably was done mostly because I think they wanted to encourage condo ownership. And for those who are unaware, the Thai Condominium Act does allow foreign nationals to own condos in Thailand notwithstanding them any restrictions on foreigners and real estate in the Kingdom. But that being said, the thing to understand about the House Book is they created one for foreigners specifically. Now there are a lot of misconceptions about the Yellow House Book, that it obviates for example the need to do 90-day reporting or TM30. That is not true. As we have discussed in many other videos, 90-day reporting is still required in the Immigration Act and the Civil Registration Act of '91 is a totally different body of law, so ne'er do the twain meet; they just never sort of come together.
That being said, will that change in 2026? I think that's highly unlikely. What I think will change in 2026 though is that there is going to be a lot more of these issued. I have noticed a ton of foreigners recently are getting their Yellow House books and it looks like there's going to be even more going into 2026, especially now as we are seeing it is becoming Bank Policy in certain provinces, in certain of the provincial branches of many of the banks here in Thailand, that foreigners who wish to maintain Bank Accounts have to get a Yellow House Book. I have to imagine that is going to increase demand for Yellow House books if not actual providence of those books depending on the circumstances in the given case. But that being said, yeah, I think we are going to see more Yellow House Books issued because there is going to be more demand moving forward here in the Kingdom of Thailand.
